The 10% Rule: Our Commitment to Your Listing
At 1023 VISUALS we believe the best results come from a professional partnership between the photographer and the agent. To ensure every listing looks its best, we use the 10% Rule:
If the home is prepped and ready: We spend our "10%" on the fine details—fluffing pillows, straightening chairs, and micro-adjusting decor to perfect the shot.
If the home is not prepped: We spend our "10%" on the bare essentials—turning on lights, opening blinds, and getting straight to work to stay on schedule.
The Goal: We strive to leave every home 10% better than we found it, but the "starting line" is up to you. For the best results, please refer to our 1023 VISUALS "Ready-to-Shoot" Guide below.
The 1023 VISUALS "Ready-to-Shoot" Guide
We understand some homes will not be photo perfect and that is OK, however, moving items and cleaning after our arrival is not a viable option, we are on a schedule and have limited time at the appointment so in these cases the home will be shot as-is. You can request item/clutter removal (if possible) for an additional charge. For video and 3D tours there is no option to remove items or clutter from shots. We shoot all types of homes and always strive to make each of them look their absolute best. Prepped, clean homes are always the best option at any price point.
For best results follow these guidelines and have completed BEFORE our arrival:
Exterior Basics
Landscaping: Grass should be freshly cut 1-2 days before. Blow all debris (leaves, clippings, dirt) off the driveway, decks, and porches.
Clear the View: Move all vehicles off the driveway. In the garage or as far away from the home as possible.
Hide the Clutter: Garden hoses, trash cans, and tools should be out of sight.
Interior Basics
Pro-tips: Garages, closets, and bathtubs with shower curtains are great for hiding "stuff". It's better to have 1 really messy bedroom with a closed door than to have some mess in all of the rooms.
Lighting: Turn ALL lights ON. Turn ALL fans OFF. Replace burnt out bulbs.
Windows: Open all blinds and curtains.
Bathrooms: Close toilets, clear counters, remove trash cans and plungers, clear showers or install a clean curtain, etc.
Kitchens: Clear the counter tops, empty the sink, remove the trash can.
Remove all pet items from view.
Absolute Requirements (No Exceptions)
Securing pets is an absolute must. They present a risk to ourselves and our gear, no matter how friendly. They must be crated, on leash with their owner, transferred outside/inside for our workflow, or off-site. No exceptions. We will not move or secure pets.
Privacy & Professionalism: The property must be clear of people during the appointment. No other contractors or media capture (cell phone photos/videos, 3D tours, etc.), paperwork signing, or meetings should be scheduled during the shoot.
Stay Out of View: Occupants must stay out of sight. Hanging out in the yard or on the porch is not a great option—our high definition photos will see you through the windows.
Don't Book if.....
The home is unsafe due to structural issues or mold, etc.
The home is infested with fleas, flies, bedbugs, mice, roaches, spiders, or any other pests.
The home is covered in animal feces and urine, piles of trash all over, or any issue that would make you go home and take a shower immediately. If you wouldn't have me over for dinner after shooting the home then don't book it.
Combative tenants or homeowners, etc.
**These will result in a failed shoot and a charge for on site cancellation**
